Are you in the market for a new home but continually see homes (possibly foreclosures) that need immediate repairs?  If this is a familiar situation, look into HUD's 203(k) loan program.  This program allows a buyer to borrow the sale price of the home plus repair costs, all in one loan.  It is a great avenue for homes in need of appliances, drywall repair, foundation repair, flooring, etc.  Things that need to be addressed immediately.  There are specific guidelines for this funding so be sure contact your lender to see if you qualify.
