With some recent changes to Missouri Law regarding Mechanic's Liens, title companies will required seller's to bring lien waivers to closing for any work done in the past 12 months.  Paid receipts no longer are sufficient!  When you get ready to sell your home, make sure you have your lien waivers handy.

Contact your local title company for information on the new Mechanic's Lien coverage as well and the personal indemnity you may be asked to sign.
